Architecture

Three Quarry Ridge is 200,000 square foot, a six-story office building designed on a fast schedule. It is built on the edge of a quarry, which makes it stand out from the rest of the surrounding buildings. It is a type B use and it falls under category II-A, which means it is made of non-combustible material from top to bottom. It has an overall height of 85-ft, which is 20-ft more than the allowable height. This height was made possible by equipping the entire building with automatic sprinkle system. The building has a total occupancy of 2122 occupants and it is a steel framed structure with concrete slabs on steel decking. Three Quarry Ridge is a LEED-certified building. To achieve the LEED standard the design and engineering team spent a lot of effort in picking the best lighting, mechanical and structural system. The glass facade gives everyone the opportunity to enjoy the amazing view that the quarry has to offer

Building Enclosure

The façade system of the building is supported at each floor and is composed of metal panels on steel studs, curtain wall glass, and ribbon windows. There are four types of curtain walls used through out the building such as curtain wall type one, which is a Kawneer 1600 UT System 2 w/triple glazed IGU (IGU-V3) 1 3/4” thick. Another one is type two Kawneer Wall System 3 w/double glazed IGU (IGU-V2) with a thickness of 1 1/8”. These different types of curtain walls are used in different parts of the building enclosure. Some part of the ground face is made out masonry, which is not structural. The roofing system is a fully adhered EPDM on ¼” insulation cover board on 6” rigid insulation.

Sustainability

Sustainability was one of the goals for the engineering team that was in charge. In 2015 their goal was achieved when Three Quarry Ridge was LEED certified with a Gold standard by collecting a total of 112 points from their inspection. Some of the sustainable systems used are; Green roof, maximize of daylight view through their glass selection (Solarban 72 Starphire) for the curtain wall, which optimizes the energy performance and it was an innovative design. Another sustainable element was the lighting fixtures that were all LEED approved and energy efficient.

Building Statistics Part 2

Foundation

Three Quarry Ridge foundations are reinforced concrete spread footings. These spread footings are bearing on existing soil/rock at depth 3ft to 13ft below existing grades. At the garage level, the shallow foundation are bearing on existing soil/rock at depths varying from 4 to 20ft below existing grades.  Based on the geo-tech report spread footings are designed for an allowable net soil capacity of 5000 psf. All exterior footings and any other foundation exposed to freezing temperature it is established at least 3ft below adjacent exposed grades. Floor-slab is a slab on grade with a 4” thick concrete reinforced with welded wire fabric on a 10 mil vapor retarded on a minimum 4” thick layer of compacted crushed stone. A concrete with a compressive strength of 3,500-psi forms slab on grade while the concrete use for spread footings has a compressive strength of 3,000 psi. As seen in the figure.3 footing dimensions and reinforcement varies based on the amount of load it has to support. 

Floor and Roof System

Typical floor framing at Three Quarry Ridge building consist of a 2 ½” normal weight concrete on 3” deep, 20 Gauge painted, composite steel deck (Lok-floor deck or equal) reinforced with welded wire fabric (WWF) 6x6-W2.0xW2.0. It has a total slab thickness of 5 ½”, where welded fabric is firmly supported off deck allowing 1” cover from top of slab. The maximum spacing between floor members is 10’-0” centered. Typical spans for the deck are 20’ and 40’. It uses ¾” ϕ x 5” headed steel studs. This way of framing is typical starting from second up to sixth floor. Three Quarry Ridge has two roofs framing one for the lower and one for the higher roof. Lower roof framing consist of 1 ½”deep, 20 gauge, type B, painted metal roof deck with a small difference at the penthouse. The roof at penthouse is a 5 ½”normal weight concrete on top of 2”deep, 18 gauge, composite steel deck with G60 galvanized.

Lateral System

The lateral load resisting system consists of Flexible Moment frame/connections. In all floors the lateral forces are resisted my Flexible Moment Frame. A Flexible Moment Frame/connection is designed in the way that the beams will be designed as simply supported for gravity load only while the connections will be designed for lateral load moment only. This means that the entire lateral load is resisted by the connections, which have enough flexibility and strength to stay strong. Flexible Moment Connections are also called semi-rigid since they exhibit two different behaviors. 

Electrical/Lighting

Three Quarry Ridge uses LEED lighting fixtures throughout the entire building with the main purpose to satisfy a high LEED standard.

Another important feature of the building is the maximum use of daylight, using appropriate glass such as Solarban 72 Starphire. A complete interior and exterior lighting system will be provided throughout the facility, which will include lighting fixture, lamps, manual and automatic controls and all related wiring. Building public spaces lighting and exterior lighting will be served at 277 and 120 volts. As for the electrical systems, a bus duct riser will be extended vertically passing through the electrical closets on each floor. In the electrical room on each floor, the bus will be equipped with a tap serving a 277/480 Volt Tenant distribution panel.

Mechanical

Tenant floors will be air conditioned and heated by individual, floor by floor, VAV chilled water air handling units. It is anticipated that one (1) unit of approximately 30,000 cfm will condition each floor. Units shall be Trane or McQuay. Each unit will be provided with supply fan, chilled water coil, filters, and a variable speed drive. Electric heat will be provided in the individual units for morning warm-up. Unit heaters will be provided at entrances, in stair-towers, and in mechanical/electrical rooms that have an exterior wall. VAV terminal units will be provided for core and shell spaces. Also, a series fan-powered VAV terminal units will be provided for toilet rooms. Chilled water piping will be insulated and the condenser water piping (external) will be insulated over heat tracing.

Fire Protection

Building will be provided with a complete and operating multiplexed, voice type, addressable fire alarm system in compliance with all applicable Federal, State and Local codes. The system will consist of a main panel, pull stations, ceiling and duct mounted detectors, horns, strobes and tie-in to the building fire suppression and stair tower door locks for automatic release. Three Quarry ridge is provided with an automatic sprinkler system throughout the building.

Fire Protection

Transportation

Transportation throughout the building will be done through four elevators, which are located close to the entrance on the first floor and in the front part of the building for the rest of the floors. Also, four stairs will be provided, three in the four corners of the building, and one close to the elevators. Two out of four stairs are handicapped accessible.

Telecomunication

The phone service to the building will be provided from the street facilities of the local telephone service provider. The service enters the building underground and terminate in telephone demark room located at the lobby level. A 4-4” conduit will be provided for the service entrance. Also,there is a cable television service provided for the building. 

Construction

Design –Bid- Build was the delivery method used for the construction of Three Quarry Ridge. The entire process of getting the building up took about one year starting in August 2013 and being finished in April 2014. Entire project had a cost of 55 million dollars.
